4 Steps Of Home Buying Process
1. Decide What You Need, What You Want, And Your Budget
First, identify your needs. Needs will likely include the number of bedrooms, the number of bathrooms, a minimum home size requirement, and for many people a location.
Secondly, make a list of your wants. Maybe you would like to have a large kitchen, a fireplace, or a master bathroom. Decide which features of the home you would like to have. Again, these are not needs, these are wants. Also, if you are trying to stay within a certain budget, prioritize these wants.
Lastly, your budget. When we speak about budget we ask two important questions:
- Including loan repayment, taxes, homeowner’s insurance, and mortgage insurance (if applicable) what is the highest monthly payment you are comfortable paying? Plus yearly HOA dues
- How much money do you have on hand that you are willing to spend
2. Get Pre-Approved For A Mortgage
A pre-approval letter with your offer has become a necessity when buying a home. Getting pre-approved gives you three important pieces of information. It allows you to know:
- If you’re able to qualify for a loan
- How much home you can afford (Sales Price/Monthly Mortgage Payments)
- Type of loan products you qualify for
3. Start Searching For A Home
Begin your home search online Houston Association Of Realtors (HAR.com). This site will give you the most accurate up to date information on available properties. Once you determine which properties meet your needs, we will schedule showings and begin our home search.
4. Make An Offer
Once you find the home you want to buy we will make an offer. We will give you advice about the price and terms to offer. This will be a careful balance of your needs, what you can and are willing to pay, how much you want the house, and consideration of what the seller may take, unless you are willing to pay the list price.
One of three things will happen to your offer. It will either be rejected, accepted, or countered. If rejected you can re-submit another offer. If your offer is countered you can continue to negotiate, accept the counter offer, or walk away.
